URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

Five land parcels were rezoned as part of the most current modification to URA’s Master Plan 2019. 3 of the spots reside in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to help with domestic property development that will sustain the need for real estate in the locations as well as permit more locals to have easier access to features and public transport, states URA.

Two different tracts re-zoned for domestic development are at Woodlands Drive 17 and Bukit Panjang Ring Road.

The three parcels in Sengkang have the prospective to be turned into a total of 4,500 to 5,000 brand-new homes in the future, Lee quotes. He thinks the domestic units are going to be a mix of HDB, executive condos (ECs) and exclusive property.

The land parcel at Woodlands is seated opposite the Singapore Sports Academy and can produce 1,000 dwellings, according to Lee. Reverse the roadway, a government land sale (GLS) location at Champion’s Way was offered for $904 psf per story ratio in September 2023 to City Developments Ltd. The place can be turned into a 350-unit exclusive residential project.

Different residential growth sites in the location include those on Anchorvale Street, which can generate in between 6,000 and 7,000 new dwellings, adds Lee. Therefore, anywhere from 10,500 to 12,000 new houses might be offered in Sengkang in the future, consisting of exec condominiums and personal housing.

On the other hand, the site at Bukit Panjang is at the moment inhabited by Beacon Primary School. Lee estimates that the site might generate 900 to 1,000 home units and likely be brand-new Built-to-Order condos.

The easternmost parcel also contains a narrow area zoned for residential, a different site for a park, and a suggested place zoned for health and wellness and medical care. The locations in this parcel might be built much higher on average than the previous spot, with a larger gross plot ratio of 4.0 or 4.2.

The center location has pockets of housing areas, a proposed place for a park, and a proposed spot for a place of worship. A lot of the spots in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.

The westernmost parcel is proposed to be zoned as a pure non commercial site (subject to detailed arranging). Huttons’ Lee thinks the western location in Fernvale might house an MRT terminal for a brand-new line operating from Woodlands to Greater Southern Waterfront and travelling through Sengkang. If so, the new station will certainly offer the upcoming residential area in Fernvale. “However, it might take years for in-depth planning on the new track to be realized,” he includes.

The parcels in Sengkang are in the Fernvale subzone, restrained by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Avenue to the South and Jalan Kayu to the West. Two roads diverse the three parcels. “The Fernvale location is an extension of Sengkang town and brings locals closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior supervisor of information analytics at Huttons Asia.
